When guest stays occur, they are limited and incidental — offered within portions of the home — and managed in a way that does not signal expansion, conversion, or any change to the property’s primary residential character.

Compliance with state short-term rental tax remittance requirements does not alter the property’s residential zoning classification.

Bonham State Park and Lake Bonham are about 4 miles away. The Sam Rayburn House State Historic Site is a short drive. And Dallas is approximately 90 minutes southwest via US-75 and US-82.

The Five Guest Spaces

What’s Available for Guest Stays

Three suites in the main house and two detached cottages — each independently bookable, each with a private bath, self check-in, Wi-Fi, and included parking. No cleaning fee on any space.

Pets welcome in the cottages. Burke Trammel Cottage and Judge Roy Bean Cottage are both pet-friendly. $40 per pet, max 2 pets, no size limits. Add pets at booking so the fee applies correctly.

Arrival, Parking, and Access

Self check-in throughout. Included parking. No front desk, no check-in desk, no waiting on anyone.

Check-In

3:00 PM. Keypad code sent 24 hours before arrival. Physical key for each suite. No late-arrival cutoff.

Check-Out

11:00 AM. Late check-out available for $25 per stay — request at booking.

Parking

Suites: front lot, 1 spot per unit. Cottages: back lot by each cottage. Overflow and trailer/RV parking in back lot. Towing at owner’s discretion.

Fees

No cleaning fee. No deposit. No extra guest fee. Pet fee $40 per pet in designated cottages only. Taxes calculated at checkout.

Cancellation

Non-refundable on all channels. Airbnb: Super Strict 60 (full refund if cancelled 60+ days before check-in). All other bookings non-refundable.

Smoking

Permitted outside on the grounds only. Not allowed inside any guest space.

Quiet Hours

10:00 PM to 6:00 AM. Residential neighborhood — please be considerate of neighbors and other guests.
