You receive a keypad code 24 hours before your arrival. Main-house suite guests enter through the front door keypad. Each suite also has a physical key. Cottage guests access their cottage directly from the back lot. No waiting on anyone, no front desk.
Yes. Free Wi-Fi is included in all five guest spaces — both main-house suites and cottages.
Yes. Quiet hours are 10:00 PM to 6:00 AM. Four Winds is an owner-occupied private residence. Other guests and the owner may be on the property.
Smoking is permitted outside on the grounds only. No smoking inside any guest space.
Fees & Pricing
No cleaning fee on any guest space at Four Winds. No deposit. No extra guest fee. The nightly rate plus applicable taxes is the total — aside from the pet fee if applicable.
No security deposit required.
The pet fee is $40 per pet per stay. Maximum 2 pets. No size limits. Pets are allowed only in the two designated pet-friendly cottages: Burke Trammel Cottage and Judge Roy Bean Cottage.
Add pets during booking so the fee applies correctly.
Taxes are calculated and shown at checkout on the booking platform. Compliance with state short-term rental tax remittance requirements does not alter the property’s residential zoning classification.
Cancellation & Booking
Reservations are non-refundable. On Airbnb, the policy is Super Strict 60: full refund if cancelled 60 or more days before check-in; no refund within 60 days of check-in. Confirm the exact policy shown at checkout on the platform you book through.
Reservations are managed exclusively through third-party short-term rental platforms. Use the Check Availability links on each guest space page, or go directly to the booking platform to see all available spaces and live pricing.

Pets
Only two spaces allow pets: Burke Trammel Cottage and Judge Roy Bean Cottage. The three main-house suites (James Butler Bonham, Sam Rayburn, Bailey Inglish) do not allow pets.

Parking
Parking is included and on-site for all guest spaces.
Main-house suites (James Butler Bonham, Sam Rayburn, Bailey Inglish): front lot, one spot per unit.
Cottages (Burke Trammel, Judge Roy Bean): back lot adjacent to each cottage, one spot per unit.
Overflow parking is available in the back lot. Trailers and RVs are welcome in the back lot. Towing at owner’s discretion.

About the Property
No. Four Winds Victorian Venue and Suites is an owner-occupied historic private residence in Bonham, Texas. It is not a hotel, not an inn, and not a bed and breakfast. Limited short-term guest accommodations are offered within portions of the home. The property is primarily and continuously used as the owner’s private residence.
Five independently bookable guest spaces: three upstairs suites in the main house and two detached pet-friendly cottages. Each has a queen bed, private bath, and private access.

Yes. All three main-house suites are upstairs and require stairs to access. If stairs are a concern, both detached cottages are ground level with private entrances: Burke Trammel Cottage and Judge Roy Bean Cottage.

No breakfast is included or served. Coffee is available onsite for main-house suite guests. The James Butler Bonham Suite specifically notes coffee onsite. Bonham has several dining options within a short drive of the property.
